Though we've never darkened their door, they've been in the same neighborhood for 20 yrs., & moved more or less across the street from their first location w/in the last five or so.
Property values/rents in that 'hood are up. Lots of renovation going on. Friends have a shop down the street & managed to get a long-term, no-increase lease recently, & just in time, they said.
No one (gross generalization, but ...) in L.A. likes hanging out, we'd rather get something to watch & head for home.
This dump (Literally: you could trip on the tears in the carpet.) is nearby, & almost went out of business. Q. Tarentino took it over as a labor of love/nostalgia.

They couldn't make some sort of transition to become a screening room/cafe/hangout for cinephiles/anything? Eh, so goes the world.
